Question 1

How much noise reduction can I actually expect in a condo?

Accepted Answer

Most Toronto condo party walls perform somewhere around STC 50–54, which is why you hear conversations, television and bass through them. A properly decoupled assembly with added mass, cavity absorption and damping typically lands in an expected STC 58–65+ design range depending on the existing wall. In practice that usually means normal speech becomes muffled or unintelligible, while very loud bass may still be faintly perceptible. We assess your specific construction and give you a realistic target in writing before any work starts — nobody can honestly promise total silence.

Question 2

Will soundproofing take away a lot of living space?

Accepted Answer

A standard wall build-up adds roughly 45–75 mm (about 1.75–3 inches) of depth per treated wall, so a room loses a few inches of width in total. Ceiling systems typically lose 40–65 mm of headroom. Where square footage or ceiling height is critical we can use higher-mass, lower-profile assemblies that trade some performance for thickness, and we tell you plainly what that trade-off costs acoustically.

Question 3

How much ceiling height will I lose treating footstep noise?

Accepted Answer

An isolated ceiling using clips or spring hangers, hat channel, mineral wool and damped double drywall commonly costs 40–65 mm of height, plus any allowance for relocated light fixtures or sprinkler heads. In a suite with 8-foot ceilings that is noticeable but generally liveable. If headroom is very tight, treating the floor above (where possible) or a hybrid approach may be a better path, and we will say so.

Question 4

Do I need condo board approval before installation?

Accepted Answer

In most GTA buildings, yes. Even when work stays entirely inside your unit, property management usually requires an alteration request. Typical documentation includes a scope description or drawing, product data sheets, contractor liability insurance, WSIB clearance, permitted work hours, an elevator booking and a floor-protection plan. We package that information for your property manager. Approval itself belongs to the corporation and requirements vary building to building, so it is worth starting early.

Question 5

What does soundproofing cost in Toronto?

Accepted Answer

Cost depends on the assembly, room size, access and finishing scope rather than a flat square-foot number. As a planning guide, a single party wall in a condo is a lower four-figure to mid four-figure project, an isolated ceiling in a typical living area is usually a mid four-figure to low five-figure project, and a full room-within-a-room theatre or studio is a larger investment again. Your written quote is fixed and itemized after the assessment — we do not quote blind over the phone.

Question 6

What is the difference between thermal insulation and acoustic insulation?

Accepted Answer

Thermal insulation slows heat transfer; acoustic (mineral wool or similar) insulation absorbs sound energy inside a cavity and controls resonance. Batt insulation alone typically gains only a few STC points. Real isolation comes from four levers working together: mass, decoupling, damping and airtight sealing. Insulation is one component of an assembly, never a soundproofing solution by itself.

Question 7

What is the difference between soundproofing and sound absorption?

Accepted Answer

Soundproofing (isolation) stops sound from entering or leaving a room — that requires mass and mechanical separation. Absorption, such as foam or fabric panels, changes how the room sounds inside by reducing reverberation and echo. Foam on a shared wall will not quiet your neighbour’s television. Media rooms and studios usually need both, in that order: isolate first, then treat the room acoustics.

Question 8

What are flanking paths, and why do they matter?

Accepted Answer

A flanking path is any route sound takes around the wall or ceiling you treated: a continuous concrete slab, a window return, a bulkhead, ductwork, back-to-back electrical boxes, a corridor door or a plumbing chase. If a flanking path is dominant, a superb wall can produce a disappointing result. That is exactly why the assessment inspects junctions and penetrations before we recommend an assembly — treating the wrong path is the most expensive mistake in this trade.

Question 9

How long does a project take, and how disruptive is it?

Accepted Answer

A single wall is usually two to five working days, plus normal compound drying before paint. A ceiling in one room typically runs three to six days. Multi-room projects, custom millwork or restricted condo work hours extend the schedule. We use dust control, protect floors and elevator paths, and confine demolition to what the detail requires. Most clients stay in the unit, though the treated room is unusable during installation.

Question 10

Can you verify that the finished assembly actually performs?

Accepted Answer

Where verification matters, we can arrange pre- and post-installation field testing so you compare measured conditions rather than brochure ratings. Field results are normally somewhat lower than laboratory STC or IIC numbers because real rooms include doors, glazing, services and flanking paths. Workmanship is covered by our labour warranty and materials carry their manufacturers’ warranties; we do not warrant a subjective feeling of silence, and any contractor who does is overselling.

Question 11

Is it better to soundproof during new construction or as a retrofit?

Accepted Answer

New construction or a gut renovation is always cheaper and more effective per point of performance, because framing, services and floor assemblies are still open and decoupling can be designed in. A retrofit works within finished conditions, so it favours room-side linings and isolated ceilings. If you are already renovating, treat acoustics as part of that scope rather than a later project — you will spend less for a better result.

Question 12

Does soundproofing stop bass and subwoofer noise?

Accepted Answer

Low frequencies are the hardest to control because they carry more energy and travel efficiently through structure. Expect meaningful reduction rather than elimination: speech and mid-range content usually improve dramatically, while heavy bass may remain faintly audible unless the design adds significant mass, depth and full decoupling. Rooms with a home theatre source on either side often need floor, wall and ceiling treatment together.

Question 13

How is commercial acoustic privacy different from residential work?

Accepted Answer

Commercial projects are assessed as systems: partition performance, plenum barriers above suspended ceilings, door seals, glazing and duct cross-talk all set the practical limit, and privacy is judged by whether speech is intelligible rather than inaudible. Base-building rules, sprinkler and mechanical coordination, after-hours work windows and documentation for compliance files also come into play. Sound masking can help open areas where a partition simply does not exist.

Question 14

Will the work damage my drywall, floors or condo finishes?

Accepted Answer

Room-side systems are built over or against existing construction, so demolition is usually limited to baseboards, trim, outlet plates and occasionally a small area of drywall. Floors are covered, doorways are sealed and dust is controlled at source. We hand the room back paint-ready, reinstall trim, and leave structural and fire-rated demising elements, sprinklers and fan-coil access untouched and serviceable.

Question 15

How long does soundproofing last, and does it need maintenance?

Accepted Answer

A correctly built assembly is permanent building construction: gypsum, mineral wool, steel channel, clips and sealant do not wear out or lose performance with normal use. There is no filter to change and nothing to re-tension. The only maintenance is common sense — reseal around any new penetration (a wall-mounted TV bracket, a new outlet, a duct change) so a later trade does not undo the airtight detailing you paid for.
